Information we collect

Account and sign-in

You sign in with your email address and a one-time code we email you — there are no passwords to create or store. To finish creating your account we ask for your first and last name. We store your email, your name, and the notification and marketing preferences described below. The login codes are short-lived and stored only as a hashed value, never in plain text.

Contacts we add on your behalf

Some accounts are created from contact lists our team imports (for example, real estate investors and buyers we already work with or have sourced), rather than from a self-signup. Our team may also create an account for you, or list a property in your name, at your request or as part of working with you. If that is how your address entered our system, you can opt out of all email from us at any time using the one-click link in any message, or by emailing deals@offmarket.deals.

Deal submissions

When you submit a property you provide details about it: the street address, city, state and ZIP, price, property type, bedrooms, bathrooms, square footage, unit count, monthly rent, a description, and any access instructions. You may also upload photos and a contract document (PDF or Word). We keep both your original photo files and the optimized versions we display; the optimized versions we serve have their embedded metadata stripped, but the original files you upload are retained as-is and may still contain metadata such as location data. On the website, a property's full street address is shown only to signed-in members, not to anonymous visitors — but the deal emails we send (the weekly digest and instant deal alerts) include the full street address, so anyone we email a deal to, including contacts we have added who have not signed in, receives it.

Buyer inquiries and contact messages

When you inquire about a deal, we record your message together with the name and email on your account. To detect and trace abuse, we also record the IP address and browser user-agent of the inquiry. Our public contact form collects the name, email and message you enter, along with the same anti-abuse signals. Inquiries and contact messages are also emailed to our team.

Preferences

You can save "buy box" preferences — target markets, price range, property types, minimum bedrooms and financing preference — and control which emails you receive. When you opt in to marketing email, we record that consent with a timestamp so we can honor it.

Information collected automatically

Like most websites, we set a small number of cookies (see Cookies and analytics below) and our servers keep standard logs. We use a bot-defense challenge and a privacy-focused analytics tool, and we collect diagnostic data when something goes wrong so we can fix it.
